We take several steps to ensure your apartment is move-in ready. Our maintenance team handles tasks such as painting, inspecting and repairing electrical systems, and replacing or upgrading fixtures. Additionally, specialized vendors take care of resurfacing and flooring, while our housekeeping team thoroughly cleans the unit to ensure it’s fresh and welcoming for your arrival.

No, you don’t need to be present for a service technician to perform work. As long as you provide our team with permission to enter your apartment, we’ll take care of the issue while ensuring your home is respected and secured.

Yes, we have a dedicated on-site maintenance team available to address any issues promptly and ensure your living experience is hassle-free.

If something in your unit needs repair, we offer several convenient ways to request assistance:

Online Portal: Log in to your resident portal and submit a work order.
Call: Contact the leasing office directly for assistance.
Text: Use our AI assistant, available 24/7, to submit your request quickly and easily.

If you get locked out of your apartment:
During Office Hours: Visit the office, and we’ll lend you a key as long as you provide proof of residence.
After Office Hours: You’ll need to contact a locksmith for assistance.
We recommend keeping a spare key in a secure location to avoid inconvenience.

The pools and decks are available for use daily from 8:00 AM to 10:00 PM. We invite you to enjoy these amenities during these hours while being mindful of others and following pool guidelines.

Yes, our community is pet-friendly! We welcome your furry companions and aim to provide a comfortable living environment for both you and your pets. We do have breed and weight restrictions, please call the office for more details.

Stove, fridge & dishwasher come standard in all of our units.

Our apartments come equipped with the following standard appliances: Stove, Refrigerator and Dishwasher
These essentials are included to make your living experience convenient and comfortable.

Administration

On average, it takes about 3 days for an application to be approved. We strive to process applications as quickly as possible to keep things moving smoothly for you.

For your convenience, we encourage you to pay your rent online through your resident portal. This method is quick, secure, and easy to manage. 

It is not mandatory to purchase renter's insurance. We offer a Property Damage Liability Waiver for only $10.95 which covers the property in case of an incident, this is mandatory.

You can choose between Cox or Smartera as your provider for internet and cable services. Both offer reliable options to suit your needs.

Yes, if your situation changes and you need to break your lease, you can do so by paying the lease break fee. Please contact the leasing office for specific details and to discuss your options.

To set up your utilities, simply contact APS (Arizona Public Service) for electricity service. They will guide you through the setup process and ensure your utilities are ready when you move in.

There will be an additional monthly fee paid to the office for water sewer and trash.

Location

Yes, there is public transportation within walking distance of the buildings, making it easy and convenient to get around.

Our community is located within the Alhambra School District, providing access to local educational options for residents.

To get to our community, head to 51st Avenue and Van Buren. You can easily access us via Freeway 202. For the most accurate directions, we recommend using GPS.

We do not have any furnished aparment homes in our community.

We do accept walk-ins, but we encourage you to make an appointment for a more personalized and efficient experience. Scheduling ahead helps us ensure we’re available to assist you promptly.

Yes, our community offers a $200 referral bonus if you were referred by a friend. It's our way of saying thank you for spreading the word about our great community!

The management team is highly accessible at the local office, available 6 days a week from 8:00 AM to 5:00 PM. We're here to assist you during those hours for any needs or questions you may have!

Each resident is provided with one reserved parking spot for convenience. Additional parking is available on a first-come, first-served basis.

Residents typically shop at nearby stores such as Costco, Fry's, and Walmart, all offering a variety of products for everyday needs. These are conveniently located for easy access.

Maintenance issues are handled promptly.Emergency maintenance requests are addressed the same day.

Yes, there are a few monthly fees:

RLL fee: $10.95
CAM fee: $15
RUBS (Ratio Utility Billing System): Varies based on unit size

Yes, our community observes quiet hours from 10:00 PM to 7:00 AM to ensure a peaceful environment for all residents.
